Please note that Maximum occupancy must be strictly followed, max of 6 people. Only the number of guests listed in the booking confirmation are permitted to stay.

⦁ If amount of visitors will go over the limit of people allowed at the property ,this will lead to immediate cancellation of the booking without refund and will incur additional charges.

• Visitors are not allowed unless approved or visiting for a short period of time. Otherwise it has to be approved by the host in advance.

•Unauthorised guests, parties, or violations of any house rules will lead to immediate cancellation of the booking without refund and will incur additional charges.

• Damages or excessive mess will result in additional cleaning or repair fees.

Unapproved early check-ins or late check-outs will be charged at £30 per hour. All check-in/out times must be arranged in advance and are subject to availability. We appreciate your understanding as this ensures smooth transitions between guest stays.

Extra Charges if rules are breached:

• Extra guest fee (unregistered persons): £60 per person, per night (possible cancelation of stay)

• Excessive cleaning fee: from £50

• Damages to property or contents: charged at replacement/repair cost

• Unauthorized party or event: £100 fine + possible cancellation of stay

⦁ Failure to switch off lights and electronic devices at check-out: from £30

⦁ Washing cars are not permitted on the site

⦁ EV charging is strictly prohibited

⦁ Strictly no pets due to allergies. If pet is found, deep clean charge will apply.

Any breaches of house rules will incur extra charges and/or cancellation of the booking.

No entertainment passes are included in the listing price. You can buy them on your arrival at the reception area by the entrance. :)

There is heated indoor swimming pool on the site at the cost of £5 per person ( free if you buy entertainment passes which includes everything)
